Types of Building Control Applications

  1. Full Plans Application – You submit detailed drawings and specifications for approval before work begins. This is common for larger projects and provides certainty that work will comply.

  2. Building Notice – A simpler process with no need for pre-approved plans. Suitable for smaller projects but has more risk, as work is inspected as it progresses.

  3. Regularisation Application – Used to get approval for unauthorised work that was done without Building Control approval.

When Do You Need a Building Control Application?

You typically need one for:

  • Structural alterations (e.g., removing load-bearing walls)

  • Extensions, loft conversions, and major renovations

  • Installing new bathrooms, kitchens (if plumbing is affected)

  • Electrical work (if not covered by Part P self-certification)

  • Insulation upgrades, new windows, or heating systems
